Off-site construction involves the manufacturing of entire building blocks and the assembly of components in a factory before transportation and final installation at a chosen site. Terms such as `prefabrication`, `modular housing`, and `volumetric construction` are typically used to describe one-piece products, including the manufacturing of structural and non-structural volumetric spaces, as well as wall panels. Achieving the optimal combination of 2D panels, 3D modules, and hybrid designs requires careful consideration of design, production technology, logistics and assembly.

    Offsite construction is a proven methodology that offers several advantages over traditional construction methods. Firstly, it significantly reduces the time taken for housing delivery while increasing the quality of buildings. This approach also minimizes waste and requires fewer trades on-site, leading to overall cost savings. Moreover, offsite construction can result in superior insulation performance due to factory precision, which lowers household energy requirements and enhances occupant comfort.

    One of the most significant challenges is the lack of standardised requirements for warranty and assurance entities. This issue is causing concerns among insurance and lending providers who do not have the same level of confidence in prefabricated housing construction as they have for traditional build market. It is difficult to fully realise the economic and efficiency potential of modern methods as it requires different skills than those employed in regular construction, which further hinders its adoption.
